Abstract
How valuable is a view of the lake? This thesis examines that question through the use of Geographic Information Systems (GIS) and statistical analysis. The main focus of this research is the usefulness of GIS in real estate appraisal. Viewshed analysis is conducted in a digital environment for homes sold on Lake Arlington, TX during 1995 through 1997. Two types of views are examined over 15-month periods, a general view for all homes in the study area and a ranked view for homes with lakefront, superior, good, and poor views. Multiple linear regression results determined that for lakefront views for the first and second 15-month periods, the value of a view, ceteris paribus, added $102,032 and $77,148 respectively, for homes with a view compared to those without a view.
